North Las Vegas had the most new home sales in the southern Nevada market in 2020, according to Las Vegas-based Home Builders Research.
The sales of 2,952 new North Las Vegas homes is a whopping 49% higher than the 1,986 new homes sold in 2019. The spike has continued unabated since 2016 when there were 776 sales, 939 sales in 2017, and 1,202 sales in 2018. North Las Vegas now represents 27% of all new home sales in southern Nevada.
In fact, the North Las Vegas planned community of Valley Vista ranked as the #6 planned community for new home sales in the entire United States in 2020.
With a population of 258,000, North Las Vegas looks to dominate the southern Nevada new home market for at least the next decade. The average price asked by builders for a new home is $349,000 – considerably less than the average of $497,000 asked by developers in the southwest valley.
Equally impressive is that approximately 50% of North Las Vegas is still relatively undeveloped even though the city boasts Amazon, cosmetic firm Sephora, Apex Industrial Park, Nellis Air Force Base, the VA Medical Center and the revitalization of the Downtown area as well as the planned communities of Sun City Aliante, Valley Vista, Blackstone at The Villages, Ashcraft at North Ranch, Oak Creek at Sedona Ranch and Del Webb.
Overall, new home sales in the United States were up 5.6% in 2020 vs 2019.
